
From Idea To Reality...

We aim to make it as easy as possible for you to get exactly the building you want with minimal disruption to your normal life. Our team are all polite, tidy, hardworking and house trained. We do our very best to minimise any damage to your lawn or garden and keep the site tidy at all times. We remove any rubbish at the end of each day.

We are a small team and we recognise the importance of good communication with our customers. Your enquiry will be dealt with in person: no call centres or automated phone lines, just a real person who knows your job inside out.
To get from an idea to a finished building we normally work to the 10 step process below.
(Each of our builds is unique so there may be times when this process will need to be altered.)

The Process

Enquiry. Whether by phone or email, we'll take the time to discuss your ideas and find out what you are looking for and organise a site visit.

Site visit. If you are happy with the estimate we'll come and have a look at the site and talk through the project with you.

Estimate. Based on our discussions we'll provide an estimate so that you know what you are letting yourself in for. No obligation at this stage!

Quotation and plans. We'll draw up a firm quotation and produce a CAD drawing for your approval.

Sign off. Once you are happy with the drawing and wish to proceed we will take your order.

Deposit. We will invoice you for a deposit of between 25% and 50% depending on your build date and start manufacture of your building.

Groundworks. At an agreed time we will visit site ahead of the main build to carry out groundworks and lay the concrete slab.

The build! This usually takes less than 10 days, we're pretty much independent but our polite, house trained team may need access to a loo and water. We will also need access to your home to connect electricity and any other services such as data.

Final handover. By this stage your building will be completely finished and ready to use!

Final invoice. Once the building is complete and everyone is happy, we'll invoice you for the remaining balance.
After CareÂ
​
All of our buildings come with a 5 year warranty against defective materials and workmanship.
Your building will need minimal maintenance; we'll send you instructions on how to look after it and make sure it stays in perfect condition. We can also offer re-decoration and maintenance services should they be required.Â
Materials and Construction
​
Our garden rooms are built from a range of standardised precision made wall modules which can be combined to make buildings of virtually any size or style.

​The Base
Our buildings can be erected on a concrete base which is ideal if the building is to be used as a gym or workshop. If you already have a hardstanding we can provide a suspended timber floor which is spaced off the ground on metal feet to keep the timber dry and out of ground contact to minimise any chance of rot.

Cladding
We offer a range of cladding options including pressure-treated Scott's pine, cedar, larch or composite maintenance-free cladding. Cladding can be fitted horizontally or vertically and we offer a wide range of profiles.

Roofs
The roofs of our buildings are either EPDM rubber with an expected life span of 50 years or plastic coated galvanised steel.

Windows and doors
Our windows and doors are all double glazed and have UPVC frames which are exactly the same units as you would find in most new build houses. They all feature multipoint locking for increased security. We can also offer aluminium framed windows and doors as an option.

Interior wall finishes

Our standard interior wall finish is painted plywood. Optionally, we can provide a completely smooth and seamless plastered finish. All electrics are flush mounted and wiring is concealed in the walls.​

​Insulation
​
With ever increasing energy costs and the threat of climate change, it has never been more important to build well-insulated buildings. Our standard wall construction uses 100mm thick acoustic fibreglass and a reflective breathable membrane to achieve a U value of 0.28W/m2K. Our floors use 50mm PIR insulation board and roofs 150-200mm of fibreglass depending on roof type. This will achieve a better U value than most houses and makes our buildings more economic to heat.​​
